Abstract

The value of properties is an indicator that is influenced by intrinsic and extrinsic factors, that is, characteristics specific to the properties that are evaluated by brokers, and characteristics of the surroundings, which can be natural or urban aspects. In this sense, the objective of this research is to understand the interrelationships between the value of properties and geographic factors (natural and urban infrastructure) in the city of Francisco Beltrão. The methodological procedures were carried out in four stages: 1) theoretical foundation; 2) diagnosis of the value of residential properties; 3) diagnosis of geographic factors; 4) correlations between the value of properties and geographic factors. From the coefficients obtained, it is possible to affirm that the eight variables analyzed have some influence on the price of properties, although the correlation values ​​are weak and demonstrate that no one of the variables is decisive. Among the natural variables, the distance from the drainage system influences the value of properties more than declivity, slope orientation and hypsometry. Among the variables of urban infrastructure, the distances from the service centers and commercial hubs have a greater influence on the value of properties than the distances from leisure parks and community centers.
