Although Brazil has had laws in force since 1965 to protect environmentally important areas, such as watercourses, non-compliance with these regulations is common in many cities. The disordered occupation of riverbanks can lead to serious problems, particularly during heavy rains. This study analyzed the extent to which Permanent Preservation Areas (PPAs) along watercourses are respected in Viçosa (MG), a city that has long struggled with flooding. Eight representative areas covering sections of the main urban and peri-urban watercourses in the municipality were selected. To ensure precise delimitation of the PPAs, images captured by a Remotely Piloted Aircraft (RPA) were used. After processing the images, the legally required protection zones along the watercourses were delineated in accordance with laws 4.771/65 and 12.651/12. The results indicated that all eight areas violated the legislation. By analyzing Viçosa’s growth pattern in relation to these legal requirements, it was concluded that non-compliance is a structural problem. Raising awareness and taking effective action are essential to ensure sustainable urban development that respects the environment and promotes the quality of life for future generations.
