Identification of vacant lots in urban areas

The Tupã neighborhood, which is located in the south area of the city of Ituiutaba-MG, had its dynamics modified since the installation of a campus of a public institution of higher education, mainly through real estate speculation. In this context, although there has been an intensification of the occupation in the neighborhood, the presence of vacant lots is significant and their coexistence with different uses can cause various social and environmental impacts. The purpose of this research is to identify the vacant lots in the Tupã neighborhood in order to understand their distribution, analyze the infrastructure and investigate the possible socio-environmental impacts of these areas. The methodology consists of: a) the identification of vacant lots based on the visual interpretation of satellite images; b) the delimitation boundaries of vacant land in the QGIS software; c) classification of vacant lots into fenced and unfenced; d) carrying out fieldwork to validate the mapping, photographic record and observation of socio-environmental characteristics of the neighborhood. The results achieved allowed us to identify that most vacant lots do not have fencing (66.41%), while (33.59%) have some physical barrier that is capable of preventing or restraining access to the interior of the vacant lots/property. Moreover, it was possible to relate the presence of vacant lots with the inappropriate disposal of solid waste, the occurrence of fires, the lack of accessibility and also aspects that impact the residents’ feeling of insecurity.
